Overgrown land of former Radcliffe pub could become six-storey apartment block

Developers want to reuse the land of the old Wellington Pub, on the corner of Pilkington Way, New Road and Stand Lane, and bring “much-needed” new homes to the town.

The land is currently cleared after the demolition of the pub and connecting buildings several years ago.

The application, submitted to Bury Council this week, is asking for permission for the six-storey building to be created on the overgrown land.

Documents say the project would include a mix of one- and two-bedroom flats, on a “prominent position” in Radcliffe.

The majority of the homes would be one-bedroom, two-person apartments, with 39 out of the 40 properties set out in this way.

The remaining flat would be a two-bedroom, three-person flat, papers say.

The project would be marketed as “100 per cent affordable”, and developers say they want to create a “building of significant architectural quality”.

Planning papers said:” The proposed scheme is to be 100 per cent affordable housing and therefore consideration into making the site commercially viable … has been taken into consideration.

“Nevertheless, the applicant still wishes to bring forward a scheme of significant architectural quality that respects the local area.

“The accommodation proposed will address the shortcomings in the local area, providing a mix of quality one- and two-bedroom apartments.”

Artist’s impressions show the building would range in height from five to six floors.

There is no green space promises for the project, but the applicants say it is a five minute walk from Coronation Park – and just ten minutes from Outwood Country Park.

The applicant adds: “The aim of the proposed development is to redevelop a vacant brownfield site to create good quality affordable homes within Radcliffe.

“The site is well positioned in terms of amenities and access to public transport into both Bury town centre and Manchester city centre, and will easily support this proposed development.

“The one- and two-bedroom apartments will provide much-needed homes in the local area and complement the current demographics.

“The scheme will also add value to the area in respect of architecture and social well-being by redeveloping a vacant site in a respectful manner with minimal impact to local residents.”

Bury Council’s planning department will review the outline plans at a later date.
